Co-signer applications are for guarantors of applicants who are first time renters or minimally short on the income requirements or slightly below credit consideration (not all three conditions).

Due to cautionary safety measures for our staff members, we have amended instructions face-to-face appointments. We are only showing vacant units to pre-approved applicants. We have pictures and/or videos of the properties online on our website at www.MyCDRS.org/rentals so potential renters can virtually view properties before applying should they chose.
At your discretion, you may submit your application to rent without a physical viewing of the property. If you are pre-approved, we will schedule a physical viewing of the property if it is vacant or once it becomes vacant. Please consider submitting your application for pre-approval online via email or facsimile. Requests@MyCDRS.org
Places are renting quickly, do not miss out by not fully filling out applications or not submitting application with all supporting documents.

Renters insurance required on all rental properties. Renters Insurance in the amount of $150,000 or more liability required for renters with pets or animals. Please keep in mind that pets are not necessarily accepted on all properties. Written authorization for any pets is required. ALL dogs require a "bite report". If you have any questions, please discuss further with one of our experienced agents.
Our qualifications are: No evictions - Good rental references - No open bankruptcies - No unpaid judgments - No unpaid utilities showing on your credit - Good to Excellent credit – If you are on unemployment due to COVID, you must provide a letter from your employer with your guaranteed return to work date. We look at these qualifications as a whole. There is no set credit score but if your score is below 650 your chances of being approved are lessened. Even if your score is 650 or higher there may be other mitigating conditions that will cause your application to be denied (eg.: income, references, collections, etc...)
All dwellings are designated as non-smoking units.
Be careful of fraud! Here at CDRS LLC & Capital Development Realty Services Inc, we have been in business for over 30 years, 20 years here in the High Desert. If you are looking at properties not listed with a verifiable Real Estate Management Company, do not give money without seeing proof of ownership and identity. Working with a verifiable Real Estate Management Company is the safest way to rent.
